How long does a residential settlement take in WA?

Most residential settlements in Western Australia take around 30 to 45 days from the date the contract becomes unconditional, though this can vary depending on your finance approval and the terms agreed in your contract.

What do I need to prepare before settlement?

You’ll generally need to complete identity verification, arrange building insurance from the settlement date, sign your settlement paperwork, and ensure your deposit or remaining funds are ready to transfer. We’ll guide you through exactly what’s needed for your situation.

When do I get the keys?

If the property is the seller’s principal place of residence, keys are typically available from 12pm the day after settlement — your real estate agent will coordinate the handover.

Do I need a settlement agent if I already have a mortgage broker?

Yes — a mortgage broker arranges your finance, while a settlement agent handles the legal transfer of the property itself: title checks, contract compliance, and liaising with Landgate. The two roles work together but aren’t interchangeable.
